Mas um hotel <\/span><i><span style=\"font-weight: 400;\">vazio<\/span><\/i><span style=\"font-weight: 400;\"> n\u00e3o \u00e9 o mesmo que um hotel <\/span><i><span style=\"font-weight: 400;\">abandonado<\/span><\/i><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Para garantir a seguran\u00e7a de todos e conseguir reabrir sem percal\u00e7os, h\u00e1 tarefas de manuten\u00e7\u00e3o hoteleira essenciais que deve executar mesmo enquanto o hotel est\u00e1 encerrado. A pensar nisto, fal\u00e1mos com Oct\u00e1vio Teixeira, gestor de contratos da <a href=\"https:\/\/plmfm.pt\/\">PLM Facility Management<\/a>, para perceber quais as tarefas de <a href=\"https:\/\/blog.infraspeak.com\/pt-pt\/manutencao-preventiva\/\">manuten\u00e7\u00e3o preventiva<\/a> e facility management que devem continuar a ser feitas em hot\u00e9is encerrados durante a quarentena, idealmente com o apoio de um <a href=\"https:\/\/infraspeak.com\/pt-pt\/solucoes\/software-facility-management\">software gest\u00e3o de facilities<\/a>.<\/p>\n<h2><b>Sistemas de Seguran\u00e7a\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Infelizmente, haver\u00e1 sempre quem se aproveite das piores circunst\u00e2ncias e de momentos de debilidade. Por isso, agora que a atividade regular no hotel est\u00e1 parada, \u00e9 importante refor\u00e7ar a seguran\u00e7a do edif\u00edcio.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Garantir que o sistema de v\u00eddeo vigil\u00e2ncia e de v\u00eddeo porteiro funcionam sem anomalias e cobrem todos os pontos de entrada.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Verificar regularmente os sensores de movimento, intrus\u00e3o e de arrombamento em todos os pontos de entrada, incluindo em garagens, zonas e portas de servi\u00e7o.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Definir que pessoas continuam a ter acesso \u00e0 propriedade e em que hor\u00e1rio (seguran\u00e7as, zeladores, t\u00e9cnicos, funcion\u00e1rios).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Assegurar o acesso das equipas de manuten\u00e7\u00e3o aos ativos e locais cr\u00edticos.<\/span><\/p>\n<p>Para garantir que nenhuma tarefa cr\u00edtica \u00e9 esquecida durante este per\u00edodo, \u00e9 fundamental contar com um <a href=\"https:\/\/infraspeak.com\/pt-pt\/plataforma\/software-gestao-de-ativos\">software gest\u00e3o de ativos<\/a> que permita monitorizar todos os equipamentos e infraestruturas do hotel, mesmo \u00e0 dist\u00e2ncia.<\/p>\n<h2><b>Dep\u00f3sitos de \u00c1gua &amp; Preven\u00e7\u00e3o da Legionella<\/b><b>\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">A \u00fanica coisa pior do que um surto\u2026 \u00c9 <\/span><i><span style=\"font-weight: 400;\">outro<\/span><\/i><span style=\"font-weight: 400;\"> surto a seguir. As \u00e1guas paradas s\u00e3o um terreno f\u00e9rtil para a temida <a href=\"https:\/\/www.ordemengenheiros.pt\/fotos\/editor2\/noticias\/legionela_estabelecimentos.pdf\">legionella<\/a>. Se o seu hotel est\u00e1 fechado ou parcialmente fechado devido \u00e0 COVID-19, precisa de adotar medidas de manuten\u00e7\u00e3o preventiva para evitar um surto tanto durante o fecho, como depois da reabertura.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Verificar fugas de \u00e1gua.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Verificar o estado das v\u00e1lvulas e dos equipamentos que impedem a recircula\u00e7\u00e3o de \u00e1gua.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Efetuar descargas semanais em todos os pontos de consumo (torneiras e chuveiros) nas alas que foram colocadas fora de servi\u00e7o.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Mesmo que o hotel esteja totalmente encerrado, mantenha o doseamento de desinfetante \u00e0 base de cloro na rede de \u00e1gua para evitar a prolifera\u00e7\u00e3o de micr\u00f3bios no sistema e facilitar a limpeza antes da reabertura.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Registar todas as descargas e as temperaturas da \u00e1gua quente no seu <a href=\"https:\/\/infraspeak.com\/pt-pt\/solucoes\/software-cmms\">software CMMS<\/a>. (<a href=\"https:\/\/blog.infraspeak.com\/pt-pt\/cmms\/\">CMMS<\/a>)<\/p>\n<p><span style=\"font-weight: 400;\">\u2713 avaliar o estado de corros\u00e3o das tubagens e fa\u00e7a repara\u00e7\u00f5es caso sejam necess\u00e1rias.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Esvaziar o jacuzzi, a piscina e outras zonas do SPA (o que tamb\u00e9m lhe poupa dinheiro em manuten\u00e7\u00e3o que, neste momento, \u00e9 desnecess\u00e1ria), excepto\u00a0em piscinas\/jacuzzis de tela, para evitar ressecamento.<br \/>\n<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Se n\u00e3o conseguir garantir nem a concentra\u00e7\u00e3o recomendada de cloro, nem as descargas semanais, redesenhe o plano de manuten\u00e7\u00e3o para incluir a limpeza profunda e a desinfe\u00e7\u00e3o de todos os componentes de distribui\u00e7\u00e3o de \u00e1gua antes de reabrir (incluindo o reservat\u00f3rio de \u00e1gua fria, reservat\u00f3rios de AQS\/ termocumuladores e rede predial AQS, assim como de todas as torneiras e chuveiros).<\/span><\/p>\n<p>Para al\u00e9m da gest\u00e3o da \u00e1gua, \u00e9 crucial manter o controlo rigoroso de todos os materiais de limpeza e desinfe\u00e7\u00e3o atrav\u00e9s de um <a href=\"https:\/\/infraspeak.com\/pt-pt\/solucoes\/software-gestao-stocks\">software gest\u00e3o de stocks<\/a> adequado, garantindo que tem sempre os produtos necess\u00e1rios para estas tarefas essenciais.<\/p>\n<p><span style=\"font-weight: 400;\">Os hot\u00e9is com SPAs devem tomar medidas extra de precau\u00e7\u00e3o pouco tempo antes da reabertura. Por um lado, precisa de garantir a seguran\u00e7a do edif\u00edcio; por outro, os alarmes de inc\u00eandio e os extintores t\u00eam de estar completamente operacionais para a reabertura.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Interromper o fornecimento de g\u00e1s natural.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Substituir quaisquer extintores que se estejam a aproximar do fim do prazo de validade (o seu CMMS deve relembr\u00e1-lo destas datas e prazos).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Manter o alarme de inc\u00eandio ligado e a funcionar.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Certificar-se de que todos os l\u00edquidos e gases inflam\u00e1veis est\u00e3o em dep\u00f3sitos estanques e seguros.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Se o hotel tem um sistema de \u00e1gua contra inc\u00eandio, promova a completa circula\u00e7\u00e3o da \u00e1gua pela rede de distribui\u00e7\u00e3o com desinfetante (para prevenir a prolifera\u00e7\u00e3o de micro-organismos).<\/span><\/p>\n<p>A coordena\u00e7\u00e3o eficaz das equipas de manuten\u00e7\u00e3o que continuam a trabalhar no hotel durante o encerramento pode ser significativamente melhorada com um <a href=\"https:\/\/infraspeak.com\/pt-pt\/solucoes\/field-service-management-software\">software field service management<\/a>, permitindo uma gest\u00e3o remota mais eficiente.<\/p>\n<h2><b>Sistema El\u00e9trico\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">O zelador deve ficar atento a qualquer ativo cr\u00edtico que n\u00e3o possa desligar. Se o seu hotel tem um gerador, tamb\u00e9m n\u00e3o deve prescindir desta manuten\u00e7\u00e3o para evitar surpresas ao reabrir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Desligue os circuitos locais em cada ala de h\u00f3spedes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Certifique-se que todos os equipamentos da cozinha est\u00e3o desligados das tomadas, com a excep\u00e7\u00e3o das arcas frigor\u00edficas.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713Os zeladores do edif\u00edcio devem verificar regularmente os pain\u00e9is el\u00e9tricos, tomadas, interruptores e circuitos el\u00e9tricos onde h\u00e1 ativos ligados.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Se existirem, assegurar a manuten\u00e7\u00e3o dos geradores de eletricidade.<\/span><\/p>\n<h2><b>Criar uma Zona de Isolamento para H\u00f3spedes com suspeita ou diagn\u00f3stico confirmado de COVID-19<\/b><b>\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Quando o surto de COVID-19 come\u00e7ou, a Dire\u00e7\u00e3o Geral de Sa\u00fade <a href=\"https:\/\/covid19.min-saude.pt\/wp-content\/uploads\/2020\/03\/17.03-Hotelaria-.pdf\">aconselhou<\/a> todos os hot\u00e9is a criar o seu pr\u00f3prio \u201cplano de conting\u00eancia\u201d com zonas separadas para poss\u00edveis h\u00f3spedes infetados. Contudo, a epidemia evoluiu t\u00e3o r\u00e1pido que muitos hot\u00e9is encerraram antes de testar estes planos. Se \u00e9 facility manager, deve definitivamente acautelar-se e aproveitar a quarentena para arquitetar uma futura zona de isolamento.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Uma sala de isolamento, em tapetes, alcatifa ou cortinados, preferencialmente com ventila\u00e7\u00e3o natural, onde o h\u00f3spede possa aguardar pela chegada dos servi\u00e7os de sa\u00fade.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 A sala ou ala de isolamento deve estar equipada com telefone, cadeira para descanso, kit de alimenta\u00e7\u00e3o, \u00e1gua, contentor para lixo com risco biol\u00f3gico, desinfetante, toalhetes, m\u00e1scaras, luvas, term\u00f3metro e casa de banho pr\u00f3pria.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Definir \u00e1reas e rotas para futuros h\u00f3spedes com diagn\u00f3stico confirmado, j\u00e1 que h\u00f3spedes com sintomatologia leve podem n\u00e3o se qualificar para internamento hospitalar.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Reunir os contactos das autoridades de sa\u00fade locais (servi\u00e7os de emerg\u00eancia, lista de hospitais com atendimento em v\u00e1rias l\u00ednguas, delegado de sa\u00fade local).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u2713 Criar um protocolo para a equipa da rece\u00e7\u00e3o para acionar os servi\u00e7os de emerg\u00eancia e reencaminhar o caso.<\/span><\/p>\n<p>A implementa\u00e7\u00e3o de protocolos de conting\u00eancia e a gest\u00e3o integrada de todas as opera\u00e7\u00f5es de facility management podem ser centralizadas atrav\u00e9s de um <a href=\"https:\/\/infraspeak.com\/pt-pt\/solucoes\/software-cafm\">software CAFM<\/a>, facilitando a coordena\u00e7\u00e3o entre diferentes departamentos e equipas.<\/p>\n<h2><b>Renova\u00e7\u00e3o de Seguros e de Subscri\u00e7\u00f5es Imprescind\u00edveis<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Nesta fase, \u00e9 normal que esteja a tentar poupar em todos os custos para \u201csurfar\u201d a crise e poder reabrir no Ver\u00e3o.
