A contribui\u00e7\u00e3o do Facility Management \u00e9 novamente muito importante aqui, ao implementar melhores pr\u00e1ticas nos espa\u00e7os do cliente.\u201d<\/b><\/p>\n<p style=\"text-align: right;\"><span style=\"font-weight: 400;\">\u2013 Rui Gomes, ISS Facilities Portugal<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Estamos em 2025. Os cuidados ambientais n\u00e3o s\u00e3o \u201cnice to have\u201d (extras) mas sim \u201cmust have\u201d (uma necessidade). A sustentabilidade \u00e9 uma exig\u00eancia dos clientes, dos governos e do rel\u00f3gio interno do planeta a fazer tic-tac. <\/span><b>Segundo o <\/b><a href=\"https:\/\/climateclock.world\/\"><b>Climate Clock<\/b><\/a><b>, temos 7 anos para evitar que a temperatura suba 1.5\u00baC.\u00a0\u00a0<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Se n\u00e3o lhe est\u00e1 a parecer assim t\u00e3o grave (para que serve a manuten\u00e7\u00e3o do ar condicionado, afinal?), a <\/span><a href=\"https:\/\/climate.nasa.gov\/news\/2865\/a-degree-of-concern-why-global-temperatures-matter\/\"><span style=\"font-weight: 400;\">NASA<\/span><\/a><span style=\"font-weight: 400;\"> avisa que \u00e9 o suficiente para p\u00f4r em risco o habitat de 6% dos insectos, 8% das plantas e 4% de todos os vertebrados. Mesmo assim, \u00e9 um dos cen\u00e1rios mais animadores.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">No caso de a temperatura subir ainda mais \u2013 a este ritmo, pode subir at\u00e9 4\u00baC at\u00e9 2100 \u2013\u00a0<\/span><a href=\"https:\/\/www.natgeo.pt\/ciencia\/2020\/04\/aquecimento-global-as-cidades-portuguesas-que-poderao-desaparecer\"><b>24 localidades Portuguesas<\/b><\/a><span style=\"font-weight: 400;\"> v\u00e3o desaparecer, assim como boa parte de Lisboa. Todo o territ\u00f3rio nacional estaria em risco de seca extrema. Mas, por agora, j\u00e1 basta de cen\u00e1rios apocal\u00edpticos. O que podemos fazer durante estes 7 anos?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Vamos estabelecer o nosso ponto de partida:<\/span><\/p>\n<p><b>\u2192 os edif\u00edcios s\u00e3o respons\u00e1veis por <\/b><a href=\"https:\/\/www.weforum.org\/agenda\/2021\/02\/why-the-buildings-of-the-future-are-key-to-an-efficient-energy-ecosystem\/#:~:text=Buildings%20are%20responsible%20for%2040,efforts%20to%20tackle%20climate%20change.\"><b>40% de todo o consumo de energia<\/b><\/a><\/p>\n<p><b>\u2192 os edif\u00edcios n\u00e3o residenciais gastam, em m\u00e9dia, <\/b><a href=\"https:\/\/ec.europa.eu\/energy\/eu-buildings-factsheets-topics-tree\/energy-use-buildings_en\"><b>mais 40% de energia<\/b><\/a><\/p>\n<p><b>\u2192 no que diz respeito \u00e0 eletricidade, representam <\/b><a href=\"https:\/\/wedocs.unep.org\/bitstream\/handle\/20.500.11822\/34572\/GSR_ES.pdf\"><b>55% do consumo\u00a0<\/b><\/a><\/p>\n<p><b>\u2192 estima-se que <\/b><a href=\"https:\/\/www.energy.gov\/eere\/buildings\/about-commercial-buildings-integration-program#:~:text=Energy%20Savings%20Potential%20in%20Retrofit,the%20U.S.%20Environmental%20Protection%20Agency.\"><b>30% de toda a energia<\/b><\/a><b> usada em edif\u00edcios \u00e9 desperdi\u00e7ada<\/b><\/p>\n<p><b>\u2192 na Europa, <\/b><a href=\"https:\/\/ec.europa.eu\/info\/news\/focus-energy-efficiency-buildings-2020-lut-17_en\"><b>75% dos edif\u00edcios n\u00e3o s\u00e3o eficientes\u00a0<\/b><\/a><\/p>\n<p><span style=\"font-weight: 400;\">Portanto, n\u00e3o \u00e9 preciso um esfor\u00e7o grande para perceber que os vil\u00f5es\u2026 s\u00e3o os edif\u00edcios? Ora bem, como os edif\u00edcios n\u00e3o se constroem nem se operam sozinhos, na verdade o problema somos n\u00f3s. Ent\u00e3o, cabe ao facility management retificar os problemas de constru\u00e7\u00e3o e evitar o desperd\u00edcio de energia com tecnologia inteligente.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Como evitar o desperd\u00edcio de energia nos edif\u00edcios?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Grande parte do problema \u00e9 que muitos edif\u00edcios t\u00eam uma constru\u00e7\u00e3o antiga com um envelope t\u00e9rmico deficiente. Isso torna-os vulner\u00e1veis \u00e0 temperatura exterior. No inverno \u00e9 dif\u00edcil manter os espa\u00e7os quentes e no ver\u00e3o \u00e9 dif\u00edcil mant\u00ea-los frescos. Em m\u00e9dia,<\/span><b> o sistema AVAC corresponde a <\/b><a href=\"https:\/\/www.energy.gov.au\/publications\/hvac-factsheet-energy-breakdown#:~:text=A%20typical%20office%20building%20HVAC,other%20non%2Dresidential%20building%20types.\"><b>40% da energia usada<\/b><\/a><b>.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Por isso, em edif\u00edcios antigos, poupar energia passa inevitavelmente por uma reabilita\u00e7\u00e3o, em conjunto com a aplica\u00e7\u00e3o de novas tecnologias. Singapura, por exemplo, j\u00e1 renovou <\/span><a href=\"https:\/\/www1.bca.gov.sg\/buildsg\/sustainability\/green-building-masterplans\"><span style=\"font-weight: 400;\">49% dos edif\u00edcios<\/span><\/a><span style=\"font-weight: 400;\"> para os tornar mais \u201cverdes\u201d e quer atingir 80% at\u00e9 2030. Na Europa, a \u201c<\/span><a href=\"https:\/\/energy.ec.europa.eu\/topics\/energy-efficiency\/energy-efficient-buildings\/renovation-wave_en#:~:text=A%20renovation%20wave%20for%20Europe,-To%20pursue%20this&amp;text=It%20aims%20to%20double%20annual,jobs%20in%20the%20construction%20sector.\"><span style=\"font-weight: 400;\">onda de renova\u00e7\u00f5es<\/span><\/a><span style=\"font-weight: 400;\">\u201d deve ter o mesmo prazo.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Como poupar energia com tecnologia inteligente?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\"><strong>Num edif\u00edcio inteligente, tudo est\u00e1 interligado e os sistemas partilham informa\u00e7\u00e3o em tempo real. Esta conectividade permite otimizar e automatizar uma s\u00e9rie de processos, desde o aquecimento at\u00e9 \u00e0 ilumina\u00e7\u00e3o<\/strong>. Vamos explorar 5 tend\u00eancias de tecnologia inteligente (\u201csmart technology\u201d) para promover a sustentabilidade em edif\u00edcios:<\/span><\/p>\n<h3><b>1. Sistemas AVAC Inteligentes<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Com um sistema AVAC inteligente, pode otimizar o aquecimento\/ arrefecimento do edif\u00edcio consoante a ocupa\u00e7\u00e3o das salas (medida com sensores) e a temperatura (medida com term\u00f3statos inteligentes).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Um sistema desenvolvido pela <\/span><a href=\"https:\/\/www.bu.edu\/articles\/2021\/as-office-work-returns-this-smart-hvac-system-could-save-energy-money-and-even-lives\/\"><b>Universidade de Boston<\/b><\/a><span style=\"font-weight: 400;\">, por exemplo, usa sensores nas portas e nos tetos, assim como c\u00e2maras <\/span><i><span style=\"font-weight: 400;\">fisheye <\/span><\/i><span style=\"font-weight: 400;\">para calcular a ocupa\u00e7\u00e3o e regular o sistema AVAC automaticamente.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Os sistemas adaptativos, que se ajustam ao longo do tempo, podem resultar ainda em mais poupan\u00e7as de energia e dinheiro. Um estudo da <\/span><a href=\"https:\/\/ria.ua.pt\/handle\/10773\/23559?locale=pt_PT\"><span style=\"font-weight: 400;\">Universidade de Aveiro<\/span><\/a><span style=\"font-weight: 400;\"> conclui que <\/span><b>\u00e9 poss\u00edvel alcan\u00e7ar uma redu\u00e7\u00e3o de 27% dos custos com estas solu\u00e7\u00f5es e oferecer mais conforto aos ocupantes.\u00a0<\/b><\/p>\n<h3><b>2. Sensores de Ocupa\u00e7\u00e3o &amp; Otimiza\u00e7\u00e3o de Espa\u00e7o<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Agora que cada vez mais pessoas adotam um sistema de trabalho h\u00edbrido, muitas empresas querem reduzir os seus espa\u00e7os f\u00edsicos. Mas isso obriga-nos a otimizar o espa\u00e7o e a minimizar a frustra\u00e7\u00e3o dos ocupantes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Por isso, os sensores de ocupa\u00e7\u00e3o s\u00e3o uma mais-valia para o trabalho de <\/span><a href=\"https:\/\/blog.infraspeak.com\/pt-pt\/facility-management-depois-covid\/\"><span style=\"font-weight: 400;\">facility management p\u00f3s-COVID<\/span><\/a><span style=\"font-weight: 400;\">. Perceber os padr\u00f5es de ocupa\u00e7\u00e3o permite otimizar os hor\u00e1rios e a disposi\u00e7\u00e3o das salas, por exemplo.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Al\u00e9m disso, como j\u00e1 mencion\u00e1mos, podem ser \u00fateis para otimizar as defini\u00e7\u00f5es do sistema AVAC, a ilumina\u00e7\u00e3o e at\u00e9 frequ\u00eancia das limpezas. <\/span><b>Estima-se que os <\/b><a href=\"https:\/\/www.phoenixenergygroup.com\/blog\/what-are-occupancy-sensors-and-do-they-reduce-my-electricity-usage#:~:text=Per%20a%20study%20conducted%20by,minute%20timer%20in%20a%20bathroom.\"><b>sensores de ocupa\u00e7\u00e3o<\/b><\/a><b> reduzam o desperd\u00edcio de energia em 68% e resultem em poupan\u00e7as at\u00e9 60%.\u00a0<\/b><\/p>\n<h3><b>3. Janelas Inteligentes e Motorizadas<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Segundo o <\/span><a href=\"https:\/\/www.energy.gov\/energysaver\/energy-efficient-window-coverings\"><span style=\"font-weight: 400;\">Departamento de Energia<\/span><\/a><span style=\"font-weight: 400;\"> dos Estados Unidos, 75% das persianas ficam na mesma posi\u00e7\u00e3o todo o dia. Mas, nas janelas viradas a poente, as coberturas e tratamentos das janelas podem evitar 77% dos ganhos de calor.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Assim sendo, os sensores de temperatura e os temporizadores nas janelas motorizadas tamb\u00e9m s\u00e3o tecnologias inteligentes valiosas para poupar energia em AVAC. Pode, por exemplo, fechar as persianas nas horas mais quentes durante o ver\u00e3o.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mas o potencial das janelas inteligentes ainda est\u00e1 por explorar. O sistema desenvolvido pela <\/span><a href=\"https:\/\/www.smartplanet.pt\/news\/edificios\/parceria-portuguesa-desenvolve-janelas-inteligentes\"><span style=\"font-weight: 400;\">ECOSTEEL e o Centro de Nanotecnologia e Materiais T\u00e9cnicos, Funcionais e Inteligente<\/span><\/a><span style=\"font-weight: 400;\">, por exemplo, aquece automaticamente para evitar o congelamento de \u00e1gua nos canais de escoamentos, al\u00e9m de melhorar a qualidade do ar interior.<\/span><\/p>\n<h3><b>4. Telemetria e Aproveitamento de \u00c1guas Residuais<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Al\u00e9m do desperd\u00edcio de energia, tamb\u00e9m \u00e9 importante evitar o desperd\u00edcio de \u00e1gua. Um simples sistema de telemetria em cada sec\u00e7\u00e3o do edif\u00edcio e comparar os valores de manh\u00e3 e \u00e0 noite permite detetar fugas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Usar sensores de humidade para programa\u00e7\u00e3o a irriga\u00e7\u00e3o dos jardins e de \u00e1reas verdes \u00e9 outra op\u00e7\u00e3o interessante para hot\u00e9is, campos de golfe, campos de futebol, por exemplo.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Embora seja uma op\u00e7\u00e3o menos \u201cinteligente\u201d, h\u00e1 cada vez mais equipamentos \u201c<\/span><a href=\"https:\/\/www.industriaeambiente.pt\/noticias\/reclicagem-de-aguas-cinzentas\/\"><span style=\"font-weight: 400;\">recicladores de \u00e1guas cinzentas<\/span><\/a><span style=\"font-weight: 400;\">\u201d dispon\u00edveis no mercado para que, atrav\u00e9s de processos qu\u00edmicos e biol\u00f3gicos, consiga reaproveitar as \u00e1guas residuais numa rede de \u00e1gua secund\u00e1ria.
