Mas, ao contr\u00e1rio do que aconteceu com muitas outras ind\u00fastrias, a Manuten\u00e7\u00e3o e o Facility Management n\u00e3o pararam. O pico da pandemia foram meses cr\u00edticos e sob press\u00e3o, em que fizemos um esfor\u00e7o para adaptar todo tipo de infraestruturas ao \u201cnovo normal\u201d.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Durante todo este tempo, o Facility Management (FM) foi essencial para assegurar o bom funcionamento, a seguran\u00e7a e a higiene dos espa\u00e7os p\u00fablicos. Talvez por isso, enquanto muitos outros departamentos sofreram cortes, a maioria das empresas (57%) est\u00e1 mantendo ou refor\u00e7ando o or\u00e7amento alocado a Manuten\u00e7\u00e3o e FM este ano. De acordo com o relat\u00f3rio \u201cState of Maintenance 2021\u201d da Upkeep:<\/span><\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">24% dos departamentos de manuten\u00e7\u00e3o n\u00e3o sofreram cortes de or\u00e7amento em 2021<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">20% tiveram um pequeno aumento, 11% um aumento moderado e 2% um grande aumento<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Apenas 29% t\u00eam menos or\u00e7amento este ano do que em 2020: 20% tiveram um pequeno decr\u00e9scimo, 9% um decr\u00e9scimo moderado e 4% um decr\u00e9scimo acentuado<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><b>Mas, agora que estamos eliminando as restri\u00e7\u00f5es e voltando \u00e0 \u201cnormalidade\u201d, ser\u00e1 que a Manuten\u00e7\u00e3o e o Facility Management v\u00e3o voltar ao trabalho habitual? Ou ser\u00e1 que a pandemia teve um impacto irrevers\u00edvel?\u00a0<\/b><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Para responder a esta pergunta, n\u00e3o podemos pensar em Manuten\u00e7\u00e3o e FM de forma isolada. Precisamos de considerar como os nossos h\u00e1bitos mudaram, como vamos trabalhar a partir de agora, e que uso vamos fazer dos espa\u00e7os p\u00fablicos. A nossa mudan\u00e7a coletiva \u00e9 o que vai impactar em qualquer transforma\u00e7\u00e3o mais profunda no FM. Ent\u00e3o, vamos come\u00e7ar explorando\u00a0<\/span><b>como iremos trabalhar nos pr\u00f3ximos anos.<\/b><\/p>\n<p>&nbsp;<\/p>\n<p>Durante a pandemia, todos os servi\u00e7os n\u00e3o essenciais implementaram o trabalho remoto. Se o trabalho remoto tiver chegado para ficar, implica uma mudan\u00e7a tremenda na gest\u00e3o de edif\u00edcios de escrit\u00f3rios. Por outro lado, com os hor\u00e1rios flex\u00edveis, podem deixar de existir \u201cdias \u00fateis\u201d e \u201choras de pico\u201d ou \u201cpicos de ocupa\u00e7\u00e3o\u201d semelhantes aos de hoje. A quest\u00e3o \u00e9: ser\u00e1 que a maioria das pessoas v\u00ea vantagens no trabalho remoto? Um <a href=\"https:\/\/www.microsoft.com\/en-us\/worklab\/work-trend-index\/hybrid-work\">estudo da Microsoft<\/a> indica que:<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><b>73% dos trabalhadores querem que o trabalho remoto e flex\u00edvel continue<\/b><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">67% querem mais trabalho presencial e colaborativo ap\u00f3s a pandemia<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">66% das empresas est\u00e3o reorganizando os espa\u00e7os f\u00edsicos\u00a0<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Que conclus\u00e3o podemos retirar daqui? Por um lado, gostamos do trabalho flex\u00edvel. Por outro, trabalhar em casa pode ser t\u00e3o solit\u00e1rio que muitas pessoas sentem falta de estar no mesmo espa\u00e7o com colegas. Talvez o futuro seja o \u201cmelhor dos dois mundos\u201d: <\/span><b>trabalho h\u00edbrido, dividido entre casa e o escrit\u00f3rio<\/b><span style=\"font-weight: 400;\">. Nesta modalidade, as empresas podem implementar hor\u00e1rios como \u201c3 dias no escrit\u00f3rio, 2 dias em casa\u201d.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Para corroborar esta ideia, decidimos investigar mais sobre as vantagens e desvantagens do trabalho remoto. Um estudo do <\/span><a href=\"https:\/\/business-reporter.co.uk\/2021\/06\/17\/your-employees-will-guide-you-on-hybrid-working-if-you-listen\/\"><span style=\"font-weight: 400;\">Institute of Workplace and Facility Management<\/span><\/a><span style=\"font-weight: 400;\"> (IWFM), no Reino Unido, chegou \u00e0 mesma conclus\u00e3o: temos sentimentos contradit\u00f3rios sobre o trabalho remoto. No lado dos \u201ccontras\u201d, 72% sentia a falta dos colegas, 61% da colabora\u00e7\u00e3o no trabalho e 62% achava mais dif\u00edcil separar a vida pessoal e profissional.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Ainda assim, os \u201cpr\u00f3s\u201d levam alguma vantagem. A grande maioria (77%) destaca como ponto positivo n\u00e3o ter de se deslocar at\u00e9 ao trabalho e 67% tamb\u00e9m menciona a poupan\u00e7a com transportes. Cerca 53% considera que tem mais tempo para a sua vida pessoal e 37% que passa mais tempo com a fam\u00edlia. Mas, talvez mais importante, <\/span><b>a esmagadora maioria (75%) afirma que \u00e9 t\u00e3o eficiente em casa como no escrit\u00f3rio.<\/b><\/p>\n<p>&nbsp;<\/p>\n<h4><b>Se o trabalho flex\u00edvel e remoto parece inevit\u00e1vel, quais v\u00e3o ser os desafios dos profissionais de Facility Management depois do COVID?\u00a0<\/b><\/h4>\n<p>&nbsp;<\/p>\n<ul>\n<li>\n<h4><b>Controlar a disponibilidade dos espa\u00e7os<\/b><\/h4>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Com mais pessoas trabalhando de casa, as empresas n\u00e3o precisam de ter uma mesa para cada funcion\u00e1rio. Isso significa que podem economizar espa\u00e7o e alugar espa\u00e7os menores. Para gerenciar esta \u201cdan\u00e7a de cadeiras\u201d e mesas, \u00e9 preciso coordenar os hor\u00e1rios com o espa\u00e7o dispon\u00edvel, sempre em parceria com os Recursos Humanos.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">H\u00e1 dois tipos de software que podem ajudar os facility managers nesta tarefa: um CAFM (Computer Aided Facilities Management, ou sistema de Gest\u00e3o de Facilities Assistido por Computador) ou um IWMS (Integrated Workplace Management System, ou Sistema de Gest\u00e3o Integrado para Locais de Trabalho. Agora, \u00e9 feita com base na ocupa\u00e7\u00e3o: quantas pessoas podem estar no espa\u00e7o ao mesmo tempo sem comprometer a dist\u00e2ncia de seguran\u00e7a? Por isso, continua a ser imprescind\u00edvel gerenciar picos e quebras de ocupa\u00e7\u00e3o.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">O FM tem a obriga\u00e7\u00e3o de comunicar o n\u00famero m\u00e1ximo de pessoas que podem estar em cada sala, loja ou espa\u00e7o comum (de acordo com o tipo de edif\u00edcio). De resto, em espa\u00e7os p\u00fablicos, continua sendo necess\u00e1rio definir percursos para entrar e sair, chegar aos elevadores e \u00e0s escadas. Estes percursos devem ser intuitivos e claramente identificados.<\/span><\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li>\n<h4><b>Acomodar hor\u00e1rios flex\u00edveis<\/b><\/h4>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">J\u00e1 mencionamos que os hor\u00e1rios flex\u00edveis podem resultar em picos e quebras de ocupa\u00e7\u00e3o. Ent\u00e3o, como evitar o desperd\u00edcio de energia e maximizar o conforto de quem utiliza as instala\u00e7\u00f5es? Os facility managers precisam conseguir ajustar o sistema AVAC, a ilumina\u00e7\u00e3o e at\u00e9 a frequ\u00eancia das limpezas aos novos hor\u00e1rios flex\u00edveis.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Uma solu\u00e7\u00e3o imediata s\u00e3o, obviamente, os sensores. Os sensores de movimento ou de ocupa\u00e7\u00e3o conseguem ligar e desligar as luzes, o ar-condicionado ou as torneiras, s\u00f3 para dar alguns exemplos. O que antes era um \u201cluxo\u201d passa a ser imprescind\u00edvel para economizar energia, proporcionar conforto e garantir boas condi\u00e7\u00f5es de trabalho a qualquer hora, independentemente da ocupa\u00e7\u00e3o. Ao mesmo tempo, \u00e9 bom monitorar a ocupa\u00e7\u00e3o m\u00e9dia dos espa\u00e7os ao longo do tempo para otimizar as rotinas de limpeza e os gastos de energia.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li>\n<h4><b>Preparar planos de conting\u00eancia\u00a0<\/b><\/h4>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">O v\u00edrus veio para ficar e temos que aprender a conviver com ele. Mas n\u00e3o podemos descartar a possibilidade de novos confinamentos para travar variantes mais perigosas ou de surgirem mais pandemias no futuro. Esta experi\u00eancia vai nos deixar mais preparados para responder a problemas semelhantes no futuro.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Assim que tivermos uma sensa\u00e7\u00e3o de normalidade, os facility managers precisam avaliar o que deu certo e o que podia ter sido melhor. Al\u00e9m disso, ter planos de conting\u00eancia bem delineados transmite mais confian\u00e7a aos seus clientes. \u00c9 poss\u00edvel que esta quest\u00e3o comece a aparecer em SLAs de FM de aqui em diante.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Em resumo: a <a href=\"https:\/\/blog.infraspeak.com\/pt-br\/facility-management-tendencias-e-desafios\/\">prioridade do Facility Management<\/a> continua sendo o conforto e o bem-estar de quem utiliza as instala\u00e7\u00f5es.
